The Board of Directors would like to remind all home owners that all homes are under the Declaration of Covenants, Conditions, Restrictions, Easements and Reservations often referred to as the“Covenants” or “CC&Rs” as established by the Developer. You should have received a complete copy of the Documents from your real estate agent or the title company. We have included copies that you can review & print.  Everyone is encouraged to take time to review all of  governing documents.

The "Articles of Incorporation" (sometimes also referred to as the Certificate of Incorporation or the Corporate Charter) are the primary rules governing the management of a corporation in the United States and Canada, and are filed with a state or other regulatory agency.
-DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS-

The purpose of this document book is to familiarize homeowners with the objectives, scope and application of design standards and restrictions which will be used to maintain the aesthetic appearance and environmental quality of the community.  The document provides specific design standards and guidelines that have been adopted by the Board of Directors of the Homeowners Association. It also explains the application and review process that must be adhered to by homeowners seeking approval for any exterior modifications or changes to their homes or lots that are subject to approval by the Association.

Submit: Lot survey, type of material, color and patterns.
 
B) Tree or shrub removal. We need to verify your compliance with CCR’s and Florida  Friendly Landscape Law.
Submit: Number and Types being removed. A photo if possible.

C)Screening to include garages, entry ways, back porches, domed pool style enclosures and screen rooms.
Submit:  Lot survey, drawing of change, dimensions, color of frame and roof type.

D)Exterior Paint color changes.
Submit: Color Selection #___________

E) Exterior Structure Changes that affect shape, size or features of your home.                 
Submit: Description and/or drawing of change, characteristics of change, color and location.

F)Landscaping that uses a semi-permanent structure like brick, block, timbers and Fountains.
Submit:  Lot survey, dimensions, type of material, color, and drawing of change.

G)Pool/Spas/Decks
Submit:  Lot survey, dimensions, type of material and drawing of change.

H)Roofing/ Gutter/ Fascia/Soffit must be approved.
Submit: a sample of the materials or photo and color.

I)Fencing
Submit:  Lot survey, drawing of change, dimensions, style, locations and other specifics.

J)Playground equipment over 6’ high and/or 6’ long.
Submit: Picture of play set and Lot Survey showing location.

K)Exterior Light Posts
Submit: Picture of Post light and Lot survey showing the location

L) Other, anything not listed above that is permitted as per the (or in) CCR’s

ARC Meetings are held on the 1st Wednesday of each month @ 7:00 pm at the clubhouse. All ARC applications MUST be submitted no later than the 20th of the month  to be reviewed at the following month’s ARC meeting date.
